The Procurement Specialist plays a key role in supporting the company's construction and development activities by sourcing, negotiating, and managing the supply of materials, equipment, and subcontracted services. The role requires a proactive individual who can balance cost-efficiency, quality, and timelines while fostering strong supplier relationships. Operating within a small team, the Procurement Specialist will liaise closely with project managers, site supervisors, contractors, and senior leadership to ensure that procurement aligns with the overall goals of each project.
Responsibilities
Procurement Operations
- Source materials, equipment, and services for multiple projects, ensuring quality and cost-efficiency.
- Solicit and analyze quotes from vendors and subcontractors.
- Prepare purchase orders and ensure timely approvals and issuance.
- Track deliveries and manage lead times to align with project schedules.
Vendor and Supplier Management
- Identify, evaluate, and maintain relationships with reliable vendors and subcontractors.
- Maintain an up-to-date vendor database and evaluate vendor performance regularly.
- Resolve any delivery, quality, or invoicing issues in a timely and professional manner.
Project Coordination
- Collaborate with project managers, site teams, and finance staff to understand project requirements and budgets.
- Align procurement schedules with construction timelines.
- Attend project meetings as needed to provide updates and flag risks.
- Participate in on-site monitoring of subcontractor measurements to ensure compliance with project specifications (rarely when needed).
Documentation and Compliance
- Maintain accurate records of purchases, pricing, and supplier agreements.
- Ensure all procurement activities comply with internal policies and any relevant legal or regulatory requirements.
- Support audits and reporting by providing required procurement documentation.
Cost and Budget Management
- Assist in budgeting and cost estimation processes for new and ongoing projects.
- Monitor expenditures against procurement budgets and provide variance reports.
- Seek opportunities to reduce costs through strategic sourcing and long-term supplier agreements.

Requirements
- At least 4 years of experience in procurement, solely in the construction or real estate development industry.
- Bachelor's degree in Civil or Architectural Engineering
- Solid knowledge of construction materials, suppliers, and subcontracting practices.
- Strong negotiation and interpersonal skills.
- Excellent organizational and time management abilities.
- Proficiency in MS Office and procurement/project management software
