We are currently seeking a dynamic and ambitious individual to join our team as Real Estate Development Manager.
Position Overview:
You will act as the key driver of the development process—from land due diligence and entitlement strategy through consultant coordination, permitting, and pre-construction planning, all the way to project execution and handover.
This role requires a strong blend of technical, regulatory, and financial fluency, with hands-on experience managing designers, permitting and construction partners. You will report directly to the founder and work closely with external engineers, architects, legal advisors, and public authorities.
Key Responsibilities:
- Oversee the entire development lifecycle, including feasibility, technical due diligence, zoning, permitting, design coordination, procurement, and construction.
- Lead early-stage development activities across multiple projects, ensuring smooth progress from acquisition to shovel-ready status.
- Manage and coordinate consultants (architects, civil engineers, MEPs, PMCs, legal advisors) to ensure timely, high-quality deliverables.
- Liaise with urban planning authorities, municipalities, and utility providers to secure necessary approvals.
- Prepare and monitor comprehensive project budgets, CapEx forecasts, and cash flow models.
- Develop and maintain critical path schedules, proactively resolving bottlenecks and minimizing project risks.
- Lead or support tendering, contractor selection, and contract negotiation.
- Review technical documentation, permitting files, and reports for internal and external stakeholders.
- Support investment decision-making by contributing to feasibility analyses, timeline assessments, and scenario modeling.
- Provide regular updates and reports to the investment committee.
Requirements
- Bachelor’s degree in Civil Engineering, Architecture, or Urban Planning is required; a Master’s degree in Real Estate, Construction Management, Finance, or Business is a strong asset.
- 10+ years of experience in real estate development or technical project management in Greece.
- Deep knowledge of Greek zoning laws, urban planning, and permitting frameworks.
- Proven ability to coordinate multidisciplinary consultant teams.
- Solid grasp of construction processes, procurement strategies, and development cost structures.
- Strong financial and analytical skills, including budgeting and cost control.
- Excellent communication, documentation, and problem-solving abilities.
- Fluency in Greek and English (written and spoken) is essential.
- Familiarity with FIDIC or equivalent contract frameworks is a plus.
- PMP, MRICS, or similar professional certification is desirable.
